Ireland needs more homes – but delivering them requires funding.
At Property Bridges, we know the important role private investors play in helping homebuilders move forward with residential developments, while also accessing far stronger returns than those available through traditional savings products.
That belief has shaped our business since launch in 2018, and we’re proud to have reached the major milestone of funding the delivery of more than 1,000 homes across Ireland. This year, we also expect total investment through the Property Bridges platform since launch to exceed €300m.
Our homebuilding investment platform connects investors directly with residential development projects through structured, asset-backed lending opportunities. We have delivered an average annual return of 7.8% for investors over the past eight years, while helping channel private capital into housing projects across Ireland.
At a time when Irish households have more than €170bn sitting on deposit in banks – often earning less interest than the rate of inflation – we’ve seen growing demand from people looking for alternatives.
As our founder and CEO David Jelly explains: “What Property Bridges offers is the opportunity to invest in residential development projects that target attractive returns while also contributing to housing delivery in Ireland.”
Since launch, Property Bridges has built a community of more than 2,600 active investors, ranging from individuals investing as little as €500 to companies and high-net-worth investors committing more than €500,000. The average investment is €1,765. Our digital investment platform makes it easy for lenders to see what property development projects they are investing in and how their money is performing.
Every investment made through Property Bridges supports residential developments that help increase housing supply in communities across Ireland.
We know many of our investors value the fact that their money has genuine social impact in the real economy.
“Investors can see the projects they are supporting, the returns they are making and the tangible impact their investment is having in communities throughout Ireland,” David adds.
This year alone, we expect to deploy more than €100m in funding, bringing the total amount invested through the platform since launch to more than €300m.
This reflects growing demand for alternatives to traditional savings products, and increasing recognition of the important role private investment has to play in supporting housing delivery in Ireland.
“Helping fund more than 1,000 homes is a major milestone for us,” David says. “It shows how private investors can make strong returns while supporting homebuilding residential development in a way that delivers both for investors and for communities.”
