These Terms and Conditions govern the Property Bridges “Refer a Friend” referral programme (the “Programme”), operated by Bridge Peer Financial Limited (Company Registration Number 603092), trading as Property Bridges, with its registered office at 22 Fitzwilliam Street Upper, Dublin 2, D02 WR82, Ireland (“Property Bridges”, “we”, “us” or “our”). Property Bridges is authorised and regulated by the Central Bank of Ireland as a European Crowdfunding Service Provider under Regulation (EU) 2020/1503. By sharing your Referral Link or claiming a Bonus, you agree to be bound by these Terms and Conditions.
These Terms and Conditions should be read together with the Property Bridges Terms and Conditions, Privacy Statement and Risk Warning. The relationship between these Terms and Conditions and the Property Bridges Terms and Conditions is set out in section 9.
2.1 To take part as a Referrer you must be at least 18 years old, hold a verified Property Bridges account in good standing, and have completed all identity and onboarding checks.
2.2 A person is eligible to be a Referred Investor only if they are new to Property Bridges and have never previously registered or held a Property Bridges account. You may refer as many eligible people as you wish; there is no limit.
2.3 A referral will only qualify where the Referred Investor completes a First Investment.
2.4 Only the Referrer receives the Bonus. The Referred Investor does not receive any reward, discount or incentive to invest under this Programme.
2.5 Employees, officers and contractors of Property Bridges, and members of their households, are not eligible to earn a Bonus.
3.1 Log in to your Property Bridges account to access your personal Referral Link, and share it with people you know by email, text or social media.
3.2 A referral is only recognised where the Referred Investor registers a new account through your Referral Link. We do not accept referrals submitted by any other means.
3.3 You must ensure that any sharing of your Referral Link complies with these Terms and Conditions, applicable law, and any applicable marketing and data protection requirements. You must only share your Referral Link with individuals who would reasonably expect to receive it, and you must not send unsolicited communications (spam).

4.1 Once the Referred Investor completes a qualifying First Investment, the €50 Bonus will be credited to the Referrer’s Property Bridges wallet in accordance with these Terms and Conditions.
4.2 The Bonus will be credited to the Referrer’s Property Bridges wallet on the first business day of the month following the month in which the referral qualified, subject to these Terms and Conditions.
4.3 The Bonus is promotional credit applied to the Referrer’s wallet. It may only be used to make investments through Property Bridges and cannot be withdrawn, transferred or redeemed for cash.
4.4 Only one Bonus may be paid for each new investor. Where more than one referral is received for the same person, Property Bridges will determine, acting reasonably, which referral is valid, normally based on the first successfully recorded Referral Link.
Participation in this Programme does not affect the way investors use the Property Bridges platform or the investor protection measures that apply to every investment.
5.1 Every Referred Investor must complete the standard onboarding process and satisfy all applicable eligibility and verification requirements before investing.
5.2 The Key Investment Information Sheet (KIIS) and all other required information for each project are made available during the investment process before an investment is completed.
5.3 Participation in this Programme does not constitute financial advice or a recommendation to invest. Referrers must not provide investment advice or make misleading statements about Property Bridges or any investment opportunity.
5.4 Sharing a Referral Link is an introduction only. It does not make a Referrer a representative, agent or adviser of Property Bridges, and all investment decisions are made independently by the Referred Investor.
6.1 You must not create multiple or false accounts, refer yourself, or otherwise attempt to obtain a Bonus through fraudulent, dishonest or artificial means.
6.2 Property Bridges may refuse, withhold, cancel or recover any Bonus where we reasonably believe that these Terms and Conditions have been breached or that the Programme has been used fraudulently, dishonestly or otherwise in breach of these Terms and Conditions. We may also suspend or close any affected account in accordance with our Platform Terms and Conditions.
6.3 Property Bridges may delay payment of a Bonus while we investigate suspected misuse of the Programme. No Bonus will become payable until the investigation has been completed.
6.4 Property Bridges will determine eligibility for the Programme acting reasonably and in accordance with these Terms and Conditions.
We process personal data connected with the Programme in accordance with the General Data Protection Regulation and our Privacy Statement. Because referrals are made through your personal Referral Link, a Referred Investor provides their own details to us directly when they register; you should not send us other people’s personal data. The Referrer should only share their Referral Link with individuals who would reasonably expect to receive it, and should not send unsolicited communications.
8.1 The Programme commences on the date these Terms and Conditions are published and will continue until withdrawn by Property Bridges.
8.2 Property Bridges may amend, suspend or withdraw the Programme, or update these Terms and Conditions, at any time. Any changes will take effect from the date the updated Terms and Conditions are published, unless otherwise stated.
8.3 Any referral that has qualified for a Bonus before the Programme is amended, suspended or withdrawn will remain eligible in accordance with the Terms and Conditions in force at the time the referral qualified.
These Terms and Conditions supplement the Property Bridges Terms and Conditions (the “Platform Terms”). Where there is any inconsistency, the Platform Terms prevail, except in relation to the operation of this Programme. These Terms and Conditions should also be read together with our Privacy Statement and Risk Warning.
10.1 Nothing in these Terms and Conditions limits or excludes any liability that cannot lawfully be limited or excluded.
10.2 Subject to clause 10.1, Property Bridges is not liable for any indirect or consequential loss arising from the Programme, or for any interruption, technical failure or delay affecting participation in the Programme, except where liability is required by law.
10.3 Participants are solely responsible for determining and complying with any tax obligations arising from participation in the Programme.
10.4 If any provision of these Terms and Conditions is found to be unenforceable, the remaining provisions continue in full force.
10.5 These Terms and Conditions are governed by the laws of Ireland, and the courts of Ireland have exclusive jurisdiction over any dispute arising from them.
