Our lending criteria

A few things we need to see before we can fund a project — most experienced developers tick every box.

First charge security

A clean title that lets us take a first legal charge over the asset.

Lending to an SPV

Finance is advanced to a special-purpose vehicle that holds the project.

Defined exit strategy

A clear, credible repayment route — whether unit sales or refinance.

Relevant experience

A borrower or team with a track record on similar developments.

Full planning in place

Full planning permission granted for the scheme you’re building.

How it works

A straightforward funding process

Introduce us to your project

We like to meet borrowers early to understand the project and your experience. With the basics in hand we outline what we need for an initial assessment — and if it meets our criteria, we issue a term sheet.

Term sheet

The term sheet sets out the commercial terms and the conditions to funding. To proceed, a commitment fee is paid and we move into due diligence.

Due diligence

We engage our solicitors, valuers and quantity surveyors. Timing varies with the flow of information, but it can be done in around four weeks.

Drawdown

On completion, funding is ready to draw down. We keep the ongoing drawdown smooth with our monitoring surveyors — we know speed matters to every project.
